Rent or lease
A company that establishes itself in the Amsterdam port area signs a rental or lease contract with the municipality of Amsterdam. Purchasing land is not possible. All rental and lease contracts are handled by Port of Amsterdam.

Leasing

Leasing has a number of characteristics that resemble actual ownership of land.

With leasing you can

  • Mortgage your lease
  • Sell your lease right
  • Transfer your lease to another party
  • Split your lease right in apartment rights

Rental

Renting is connected to the person of the renter. The renting right is not transferable to another party. This contrasts to leasing whereby this is the case. No conveyance tax is payable when renting. This fiscal advantage is sufficiently important that some companies choose to rent instead of leasing.

Price

The rental price of ground rent (in case of leasing) for maintenance is dependent on the purpose of the site. Port of Amsterdam determines the land lease price according to the type of business, quality of the ground and location. Renting or leasing the ground does not affect the price. You can opt to pay off the entire rent for the duration of fifty years (or remaining duration) and in this way you exclude the yearly indexation.

Duration of contract

Both rental and lease contracts have a maximum duration of fifty years. The general conditions of renting or leasing of Port of Amsterdam are relevant and can be found in your contract. Here you can read under what conditions the municipality has granted you the ground.
